As part of my minor in Real Estate, I completed a course on Real Estate Private Equity. It was a fast-tracked learning experience in which I acted with three other students to create a mock real estate private equity fund that would invest in value-add mixed-use assets.
We first completed our fund strategy, outlining financial parameters including investment strategies and preferred returns, as well as imagining a value-add business plan for the conversion of assets in the fund.
We concluded the course by creating a high-level business plan for the purchase and conversion of a specific existing asset currently on the market in Atlanta, GA. My contribution was largely creating the value-add renovation plan, which would reduce vacancy rates and allow us to achieve our preferred return goals and design of our visual presentation.
We converted the office building into a mixed-use development with the incorporation of a ground-floor restaurant and reimagined a front dining terrace that would more effectively connect the property with the surrounding neighborhood.
